House Renovation In Bath – The Complete Project Guide

We were contacted by a customer in Bath and asked to have a look at a property she had recently purchased as it urgently needed modernising both in terms or services and layout changes.

We arranged a time to carry out a consultation and went through her ideas for the property and discussed any design influences she had that could help us develop not only our build strategy but also suggest alternative ideas.

Once the design meeting had finished, we worked out a detail estimate along with a design vision provided by our design partners, Outrospective Design Studio Ltd, based on her brief and she was thrilled we the vision and happily accepted our estimate.

House Renovation Brief of a Bath Home

The property was very dark and also have not been renovated for over 30 years, which meant that the kitchen and bathroom were not fit for purpose but this also meant that core services of the electrics and heating were below current standard.

The ground floor comprised of a small kitchen with a small dining room next door and a living room at the front of the property.

On the first floor were two bedrooms, with one of the rooms a standard twin with the second room a large king-sized bedroom. At the rear was a small, dated bathroom.

The customer needed a total of three bedrooms and wanted us to increase the light levels in the property.

House Renovation The Shared Vision

Our vision was simple to make the property a light and open spaced property and to maximise the upper floor space so that three bedrooms could be fitted in.

The Kitchen/dining room would be knocked through and a new set of double patio doors would lead out into a newly landscaped low maintenance garden suitable for young children.

Our House Renovation Process of a Bath Home

We started by instructing a structural engineer to provide structural calculations needed to apply for the building regulations application for the removal and installation of a new steel beam to support the structural spine of the property.

While we waited for the approval to come through, we started stripping out the inside of the property and isolating and making safe the services coming into the home.

The kitchen, bathroom, doors, carpets and anything else that was being replaced was taken out of the property and removed from site while making sure that the site was kept clean, tidy and safe at all times.

House Renovation – First Floor

Upstairs a new stud wall was installed in the king size bedroom making into two good sized bedrooms transforming the property into a three-bedroom property as per our initial design brief.

The landing was incredibly dark so we set about bringing in natural light and installed and roof window in the roof and installed a light well making the most of the natural daylight.  The roof window installed was remote controlled allowing for ventilation when needed.

New electric socket points were installed in the rooms tripling what was there before and new radiators also installed, again doubling the heat output from before.

Once the first fix had been completed upstairs, the walls and ceilings were re-plastered and then new skirtings, architraves and window boards installed.

In the bathroom, a new shower/bath was installed to utilise the space available and a new sink and toilet installed before the walls were tiles with travertine tiles.

For added piece of mind a mains smoke alarm system was installed throughout the house.

A new oak handrail and newel post was installed on the landing and running down the stairs to the ground floor.

House Renovation – Ground Floor

Once the approval for the structural alternation had been received, the steel beam was order and then installed allowing for the old internal wall to be removed opening up the space.  A new set of patio doors were installed allowing for direct access to the garden outside.

The old single doorway to the garden in the kitchen was bricked up then new first fix sockets were installed in the remaining ground floor along with the final radiators.

The walls and ceilings were then re-plastered for making good any areas affected by the structural alterations so that new gloss white kitchen units could be installed along the back and side walls.

A completely new gloss white kitchen and oak block worktop was installed along with complete integrated kitchen appliances.

A new boiler was installed to feed the new radiators throughout the house.

New solid oak doors were fitted throughout the lower ground floor along with new skirtings, window boards and door architrave’s.

The lower ground floor was then completely redecorated throughout including all ceilings, walls and woodwork,

A new solid wood floor was laid throughout for a seamless transition into each room.

The Small fire and decorative brick work either side in the living room was removed to maximise space and new sockets installed along with a new radiator.

House Renovation – Outside

The old garden was cleared and new a new fence installed to completely completely contain the garden.

New flower beds were installed and new turf laid.

Access into the garden was made easier by the installation of a small decked area with steps leading down onto the new grass area.

In addition to the work in the garden, isolated roofing repairs were also carried out by our roofers.
