Our roofers were called to inspect several leaks that had appeared in the roof of this property in Conkwell near Bath. Parts of the property dated from the 17th Century and also included a small chapel from the 19th century.
We soon discovered that the chapel roof were in a very poor state of repair with the original roofing rafters bowing under the weight of clay double roman roofing tiles and also the cladding which had been originally installed on the underside of the chapel ceiling.
There was also no insulation within this roof due to the thickness of the roofing rafters prohibiting any meaningful thickness of roofing insulation being installed.
We also found that part of the valley supports has also rotted away leaving very little structural load capacity of the valley boards. In other places, the Bath Stone coping stones were frost damaged and had started to crumble away.

We provided a detailed estimate, making suggestion to increase the insulation properties of the roof and also suggestions to increase the structural strength of the roof while taking the load off the original roofing rafters.
Our clients agreed to these recommendations and we arranged scaffolding and also negotiated access rights to the neighbours properties next door which was limited.
The existing roofing coverings were removed including the existing roofing tiles, ridge tiles, old bitumen felt and rotten roofing battens and our roofers quickly highlighted and removed all the rot within the roofing structure and treated the surrounded timber areas.
New roofing rafters were cut and fixed into position, to first reduce the load off the original roof timbers and also to reduce the bow within the roof allowing the clay double roman roof tiles to fit properly.
The damaged internal ceiling wooden cladding and valley supports were completely removed, the timber area surrounding them treated and then new timbers re-instated.
To address the poor insulation within the roof, we installed TLX Gold, which was a Breathable roof membrane but also had an insulated core which helped reduce heat loss by up to 86%.

A new code 5 lead valley was installed along with new treated roofing battens before the original clay double roman roofing tiles which had been sorted by our roofers to remove any defective roofing tiles were re-installed along with reclaimed roof tiles which had been sourced.
The clay ridge tiles were cleaned and then re-cemented back into position and new lead end verges were prepared and fitted into place where needed.
The damaged Bath Stone coping stones were removed and new reclaimed Baths Stone copings were cut and fitted in to position.
We also removed damaged wooden fascia boards before painting and installing new boards and guttering’s.

Our team also spotted during the initial inspection that the lime mortar pointing on main house gable wall was falling out which was starting to let water penetrate into the wall.
The dead lime mortar was removed and the joints cleaned.
A sample of the original lime mortar was taken away to identify the sand/grain used and also so that a colour match sound also be guaranteed.
The new lime mortar was then painstakingly pointed back into the stone work and protected until the outer surface was able to withstand any weathering while it fully cured.
Internally the new cladding was prepared and stained to match the original stained timbers that made up the roof of the chapel.
Once all work had been completed the site was cleared by our roofers and the customer ecstatic at the finished result and the roof ready to face its next chapter and verse in its future life!
