Traditional slate roof refurbishment in Bath

New slate roof and leadwork in Bath

16 June 2023

New Slate Roof – Sion Hill

We were tasked with assessing the state of a slate roof in Bath after the homeowner experienced multiple leaks, signalling its deteriorating condition. Despite previous attempts by other roofers to remedy the situation, it became evident that this slate roof had reached the end of its lifespan, necessitating a comprehensive overhaul.

The slates on the roof were found to be in poor condition, failing to keep water out and resulting in leaks, particularly affecting the top floor flat. Additionally, we identified issues with the lead flashing around the chimney stack and in several areas of the lead gullies encircling the slate roof perimeter. Furthermore, a section of stonework directly over the front door had loosened, posing a safety risk to our customer.

Upon providing a detailed estimate of the required works, we arranged a suitable start date, ensuring the safety of our customer during scaffolding erection by securing the stonework. Subsequently, all old roof coverings, defective roof felt, battens, and debris were meticulously removed.

During the removal process, several roof rafters were discovered to be split and structurally unsound. Our trained teams promptly addressed this unforeseen issue, renewing the compromised rafters without impeding progress.

Once new felt was laid and treated battens installed, the new slate tiles were securely fixed into position, alongside new hip and ridge tiles using sand and cement. Defective leadwork around the chimney stacks was also renewed, including areas where lead gullies showed signs of ageing.

Additional works included the installation of new chimney pots, re-pointing of the chimneys, and supplying new hand-carved Bath stone to replace and match the original materials, preserving the building’s heritage.

To keep the customer informed throughout the project, we updated their photo album with progress photos from each stage of the work, providing a permanent record of the project in Bath.

We take pride in leaving the new slate roof in Bath looking as pristine as the day the property was built, ready for the next chapter in its life.

Benefits of a Slate Roof

Now, it’s worth noting the numerous benefits of opting for a slate roof. Firstly, slate’s exceptional durability ensures longevity, offering a roofing solution that can withstand the test of time. This durability translates to cost-effectiveness over the long term, as slate roofs typically require minimal maintenance and repairs compared to other roofing materials.

Additionally, slate roofs boast natural fire resistance, providing homeowners with added peace of mind regarding the safety and security of their property. The inherent thermal insulation properties of slate also contribute to enhanced energy efficiency, helping to regulate indoor temperatures and reduce heating and cooling costs.

Furthermore, the timeless elegance of slate roofing enhances the aesthetic appeal of any property, adding character and sophistication that can significantly increase its kerb appeal and overall value.

In summary, opting for a slate roof not only ensures a durable and long-lasting roofing solution but also offers numerous practical and aesthetic benefits that make it a worthwhile investment for any homeowner.
